Steps to sell your home for top dollar as effectively as possible... 

In working with me,  you will receive an effective and strategic advertising and marketing program designed to expose your property to agents and prospective buyers in the most productive way. These are the steps I take to sell your home for top dollar: 

1. Install a lock box for access by MLS members only. Your home will be on the market and available to be seen even when your not home.

2. Install "For Sale" sign on your property with our name and phone number on it along with an attached 1-800 number with 24 hour access to hear about your home and its features. This way, we will take calls on your property while letting potential buyers who are interested in your area know your home is for sale.

3. Submit your listing to the Northwest Multiple Listing Service. This ensures maximum exposure to all agents who may have buyers for your particular type of home.

4. Promote your property to the Keller Williams sales team and top selling agents in our company. I want the most active agents to get special notification of your home availability, which will be done by zipyourflyer.com. Agents often have buyers waiting for a home such as yours.

5. Arrange a Broker's Open House, which is an open house for brokers and agents held on a specific day in each area. Hold open houses on weekends for potential buyers as necessary. 

6. Create a Home Buyers Book for buyers and agents to review information about the home and area.  

7. Open preliminary title to your property to ensure all are of encroachments, easements, encumbrances or anything clouding title so, we can get it cleared before closing.

8. Follow up with sales people who show your home. I will provide you with feed back weekly from all agents and potential buyers who have viewed your home.

9. Advise you proactively of changes in the market place and continuously update you on other homes in your area that come on the market that affect the sale of your home.

10. Suggest ways to make your property more attractive to buyers. Often there are simple, inexpensive things you can do to improve the appeal of your home. Or, you may want to invest a little more in a home staging expert which can prove to be very valuable and effective.

11. Personally visit other homes in your neighborhood. Often neighbors are the best sales people for a particular area, I want their assistance.

12. Provide copies of the mulitple listing and computer printout on your property for your approval. I want to make sure you are aware of the printed information distributed about your home. 

13. Write and submit ads to local newspaper and magazines. Just listed and Just sold post cards for around eight hundred plus people.

14. Include your property on my website www.ronweemsjr.com along with a virtual tour of your home with pictures and detailed description. This will allow global exposure of your home on the world wide net and provide online home buyers  access to important information about your home.  

15. Pre-qualify prospective buyers. We pre-qualify all potential buyers prior to showing your home. We list your home or cell number in the computer so sales people will contact you before showing your home. This will ensure your home is at its best when seen by buyers.

16. Represent you at presentation of all offers. I will review all terms and conditons of the purchase and sale agreement to be sure it meets your needs. I know how to professionally represent you.

17. Help negotiate the best price.

18. Assist you in arranging interim financing, if necessary.

19. Follow up and keep you informed on title, mortgage and other closing procedures. I will make sure the smallest details are completed in a timely fashion.

20. Accompany you at closing if requested, to answer any question that may arise.
