There is more to selling your home than just putting a "for sale" sign in the front yard.
You have chosen to sell your home without representation. Your home is one of your most valuable assets. Selling your home is one of the most important financial transactions you make in your life.
Here are some items to consider:
- How does your home compare to others like it in Snohomish County?
- How did you determine the fair market value of this property?
- How many days will it take for my home to sell?
- Where will I go if my property sells?
- What about financing? Will you carry part or all of the financing?
- What is your marketing strategy and budget, and how many buyers can I expose my home to?
- Who are these strangers I am letting into my home?
- If a Buyer makes an offer, who will draw up the paperwork?
- Where will Escrow be?
- Who is going to serve as the Title Insurance Company?
- What if the Buyer wants the professional representation of a Realtor?
- When will the Buyer's Inspection happen?
- Why aren't you using a Realtor? Is there something wrong with the property?
- How will I negotiate an offer?
- Is the Buyer pre-approved?
- Can they afford your home?
- Are you going to provide a home warranty?
- Since you aren't using a Realtor, we can take their professional fee right off the top, right?
Almost all homes in Washington State are sold using a Realtor. Buyers see a sign that says "For Sale By Owner" and they think "I am going to get a discount".
If you plan on selling your own home, without representation, at least let me provide you with my free, no obligation For Sale by Owner Handbook . My handbook is not meant to replace professional representation or expert advice, but it does outline the process you will go through to sell your Snohomish County Home by Owner.
